What's the Difference?

One of the biggest misconceptions is that DOFF (steam) cleaning is simply hot pressure washing.

In reality, the defining difference is pressure, not temperature.

Pressure washing relies on a powerful jet of water to remove dirt, moss, algae and stains. Whether the water is cold or heated, the cleaning power comes from the force of the water striking the surface.

A DOFF machine works differently. It produces superheated water at temperatures of up to 150°C, delivered at very low pressure. The high temperature breaks down dirt, organic growth, paint and biological contaminants, while the low pressure helps protect delicate materials from unnecessary damage.

This combination makes DOFF cleaning one of the safest and most effective methods for cleaning sensitive masonry and heritage buildings.

Cold Water Pressure Washing

Cold water pressure washing is the method most people are familiar with. It uses high-pressure cold water to blast away dirt, mud, algae, moss, lichen, and surface grime.

Advantages

  • Fast and cost-effective

Limitations

Cold water alone can struggle with grease, oil stains, chewing gum, and deeply embedded biological growth. On delicate materials, excessive pressure can also cause damage if used incorrectly. Cleaning agents need to be used sometimes to lift deep organic staining, grease, etc.

Hot Water Pressure Washing

Hot water pressure washing combines high-pressure water with temperatures typically between 60°C and 100°C.

The added heat breaks down oils, grease, algae and organic matter far more effectively than cold water, meaning less pressure is often required to achieve a superior clean.

Limitations

Although suitable for many hard surfaces, hot water pressure washing isn't appropriate for sensitive historic stone or fragile masonry.

Steam Cleaning (DOFF Cleaning)

Steam cleaning is completely different from standard pressure washing.

DOFF cleaning systems use very high temperatures (up to around 150°C) while operating at relatively low water pressure. Instead of relying on force, it relies on heat to remove contaminants.

The low pressure means the surface isn't blasted with water, making it one of the safest cleaning methods available for delicate materials.

Limitations

Steam cleaning isn't designed for removing thick mud, loose debris, or heavy surface build-up over large areas. It's generally slower and more specialised than conventional pressure washing. DOFF cleaning doesn’t tend to lift heavy carbon deposits. For this a slightly more abrasive technique, TORC cleaning is required to provide the best result.
